Job Description:

As a Real Estate Attorney based in New York, NY, within our Expansion Function, reporting to our Senior Real Estate Attorney, you will oversee lease transactions within your assigned geographical area. This includes guiding lease transactions from the letter of intent (LOI) stage through execution, liaising with external counsel and internal Leasing Managers on leasing matters.

Your responsibilities entail providing strategic guidance and practical solutions across a spectrum of real estate issues. This involves identifying, analyzing, and communicating complex business and legal matters that could significantly impact H&M's real estate portfolio. You'll offer proactive legal advice to manage the company's real estate portfolio effectively, mitigating risks while aligning with business objectives. Negotiating various types of retail leases, including those for malls, lifestyle centers, and street locations, falls within your purview. Additionally, you'll handle post-lease execution documents independently, such as drafting, reviewing, and negotiating lease amendments, SNDAs, estoppels, and abstracts, as well as resolving lease disputes and facilities issues promptly.

This hybrid role demands multitasking and collaboration with various functions within the Expansion Function, including Lease Administration and Facilities.

A Day in the Life:

Your work at H&M promises diversity and dynamism. While each day varies, your typical responsibilities include:

  • Leading the legal review, drafting, and negotiation of commercial agreements and contracts within your designated geographical area.
  • Providing strategic legal guidance on real estate matters, identifying complex issues, and communicating effectively with executives.
  • Negotiating and drafting leases, amendments, estoppels, SNDAs, lease abstracts, and side letters.
  • Attending weekly and monthly meetings regarding lease status and approvals.
  • Supporting the Senior Real Estate Attorney in bringing structure, consistency, and efficiency to the real estate legal department.
  • Collaborating with Lease Administration to manage the lease portfolio effectively.
  • Actively resolving lease-related issues and acting as a role model within the team, while coaching on H&M values and working practices.
  • Developing a strong understanding of best practices in Lease Inventory Management Application (LIMA) and providing constructive feedback for improvement.

Qualifications:

Who You Are:

  • Possess a JD from an accredited law school and admission to and in good standing with the NYS bar.
  • Have 3 to 5 years of leasing experience, preferably in retail leasing.
  • Demonstrate clear and logical communication of facts, law, and legal arguments in written and oral forms.
  • Able to balance business strategy with legal standards effectively.
  • Proficient in Word and Excel; knowledge of Lease Administration Software preferred but not required.
  • Inclusive, positive, open to feedback, and capable of multitasking and learning on the job.

Compensation:

The salary range for this position is $145,954 to $167,851 annually.
